ICCREM 2017: Industry Regulation and Sustainable Development

Significant literature has been dedicated to research on partnering in construction, and a plethora of underlying theories and industrial practices on partnering application have been reported. The aim is to analyze and summarize the research trend of partnering research from leading construction-related journals. Keywords identified on the subject based on prior experience were constructed into search strings. Articles found utilizing this search string were reviewed according to their relevant subject theme as identified in the narrative coding sections and synthesized into relevant themes. The review shows that research on development and application of partnering is becoming moderately mature as exemplified by a decreasing amount of published papers after 2007, on the other hand, research on trust; feasibility; advantages; inducements of implementation and barriers to implementation is emerging. This critical overview establishes a solid reference platform for researchers to seek further research opportunities in non-mature areas.

Collaboration is purported to be vital to construction project effectiveness and efficiency. It seems that regardless of context and scope, collaboration is consistently attributed to be an essential determinant of success, effectiveness and efficiency in construction projects. However, there has been almost no empirical work done to assess, objectively, the importance of collaborative components on various aspects of collaboration. Furthermore, no empirical work has been done to quantify explicitly the extent to which different collaborative components, in relation to other components, improves construction project effectiveness and efficiency. This study attempts to fill this research gap by presenting a discussion on lessons learned in the Danish construction industry. It implores the question why no systematic effort has been made to make this explicit purported all-important link between collaborative components and effective and efficient collaboration. Therefore, it is in this area—providing a quantification of the linkage between collaborative components and effective and efficient collaboration—that this study makes its contribution. This discussion paper used a literature based design to assess lessons learned about collaboration in the Danish construction industry. By systematically reviewing all publicly funded reporting’s from experimental buildings projects in the Danish construction industry different collaboration related elements were identified. The reports are from the period 1991–2015, all concerning collaboration end the effect of so on the project. A subsequent discussion of the element produced new themes for further research.

Emotional intelligence (EI) is a psychological term for understanding people and how they deal with their emotions and that of others. The project-based nature of the construction industry as well as large numbers of people involved in the delivery of quality projects and provide organizational success makes the industry a unique one. In view of this, various challenges associated with EI among construction stakeholders were examined with a view to suggest various ways of overcoming them. Using survey approach, primary data was collected by the use of well-structured questionnaires distributed to stakeholders from client, contracting, and consulting firms in the construction industry. Lack of proper education and unwillingness to change are the major challenges to EI in the industry. However, overcoming these barriers to improving levels of EI would be a good start to ensuring the industry consists of stakeholders that are able to balance work-life towards project success.

Major cities in Ghana particularly Accra and Kumasi have had challenges in dealing with growing urbanization and the implementation of the national urban renewal programmes (NURP) and policies. The study reviews Ghana’s urban renewal policy and further outlines strategies for adoption to ensure successful implementation of urban renewal and sustainable development practice in Ghana. The study adopted the desk survey approach where extant literature from published database was reviewed. The study revealed six strategies to promote the implementation of urban renewal and sustainable development practice in Ghana. The study advocates for the establishment and decentralization of the Ghana Urban Renewal Authority (GURA) to develop and implement the national urban renewal policy and to address specific urban needs of low dense but fast-growing cities across the country.

There are many policies formulated by governments to reduce energy consumption in buildings. Evaluating the effectiveness of a proposed policy requires the consideration of complex interrelationships that exist among many variables such as the dwellings, occupants, and environment systems. As such, a system dynamics model is needed to simulate the intrinsic interrelationships between these variables. The paper reports the results of a holistic modeling approach developed based on the principle of socio-technical systems to analyze the effect of energy policies on energy consumption in residential buildings. The results indicate that energy consumption savings of 33.84, 38.96, 39, and 44.49% below the base year of 1990 are possible from the “economic,” “behavioral change,” “efficiency,” and “integrated” scenarios respectively by 2050. The study concludes that it is unlikely for any one scenario to meet the required binding reductions of 80% cut in energy consumption levels by 2050, as targeted in the United Kingdom, unless this is vigorously pursued. One of the profound contributions to knowledge is that the developed model considers various qualitative conditions which are not usually simulated using the traditional regression-based forecasting of energy use in buildings.

Research indicates that the operational energy and the embodied energy caused by production of building materials off-site (i.e., “cradle-to-gate” embodied energy) contribute to the major part of a building’s total energy use, with roughly equal proportions. In addition, it has been reported that there is a trade-off between embodied- and operational energy which is mainly due to the use of additional materials with higher embodied energy and utilization of new appliances for construction of the building (or building of interest). Hence, application of sustainable strategies in early stages of the design phase, which enables evaluation of different design scenarios in terms of materials and systems, can provide a great scope to launch an optimization in the trade-off between embodied-versus operational energy. With respect to early stages of the design phase, Building information modeling (BIM) has become an applicable platform where its recent developments can provide interoperability with energy performance simulation (EPS) tools that enable assessment of the operational energy. However, existing BIM software generally lacks interoperability with conventional life cycle assessment (LCA) tools that are the main means for assessment of the embodied energy. Consequently, embodied energy assessment is often performed when the design has either been accomplished or developed to a relatively detailed level where there is less scope to investigate different design decisions for analyzing the trade-off between embodied- and operational energy. To overcome this obstacle, this paper presents a BIM-based method which strives to reduce the building’s life cycle energy (LCE) use by accounting the trade-off between embodied- and operational energy at early stages of the design phase. The method is then exemplified by using an energy-efficient building case, demonstrating the applicability of the method in reducing the building’s total energy use and also highlighting the areas where further development is required to address in future research.

The energy consumption and carbon emissions of construction industry gradually become one of the focuses of emissions reduction issue. Combined with methods of document analysis, specification analysis, and theory analysis, this paper analyzes the theory of public buildings carbon emissions trading. Public buildings carbon emissions right have the characteristics of quasi-public goods and commodity attributes, which combines the features of right and obligation. The public buildings carbon emissions right has both the publicity and externality of quasi-public goods, which can be solved by the government intervention and definition of property rights. The commodity attributes of public buildings carbon emissions right is corresponding to property right definition and transaction cost problems, which identifying the feasibility of using property theories to settle the publicity and externality problems. The combination of right and obligation of public buildings carbon emissions trading provides theoretical direction for incentive compatibility in public buildings carbon emissions trading mechanism.

Based on the actual large cases of construction and real estate projects, aimed to help learners of such courses to achieve particular learning objectives, case study approach in teaching key courses of construction and real estate management major is a whole set of teaching methods and skills. In order to avoid such gaps that are commonly found in the practice of case study approach, that is, gaps between cases used and the objectives of the course, gaps between teaching the course in class and developing student’s hands-on ability, a teaching strategy for specific courses to the major of construction and real estate management is discussed in this paper, using one large comprehensive actual project throughout the course, closely combining the content of course with realities, and class instructions with hands-on experience of students, which, coupled with in-class discussions and case reviews of instructor, are designed to effectively increase students’ ability to identity, analyze, and solve problems. In the meantime, an application of large case study approach in the course of real estate investment analysis is proposed in this paper, in order to demonstrate this teaching method and strategy better.

Urban sustainable development is considered to be one of the most pressing issues in the world. In order to improve the ability of urban sustainable development, this study analyzes the influencing factors of urban sustainable development capability, and constructs the evaluation index system of urban sustainable development ability from four dimensions including economic development, resource consumption, environmental protection, and social progress. Considering the fuzziness and randomness of the evaluation index, the cloud model is used to calculate the weight of evaluation index. Finally, Harbin City is selected as a case study, the sustainable development ability is evaluated. The case study verifies the feasibility of the evaluation method, and provides a quantitative standard for improving the sustainable development ability of the city.

Clay bricks are a significant portion of construction solid waste because of China’s traditional building habits. It is necessary to assess the environmental impact of disposing wasted clay bricks to compare and find a better way. Based on life-cycle assessment (LCA) theory, building environmental performance analysis system (BEPAS), and Building health impact assessment system (BHIAS), the study proposed an environmental impact assessment framework and procedure of construction solid waste. The study analyzed the environmental cost of wasted clay bricks treatment and the environmental benefit of recycled materials. According to the environmental indexes net environmental benefit (NEB) and environmental benefit-cost ratio (EBCR) based on social willingness to pay (WTP), the study got the results of the environmental impacts and compared the different orders of the benefit of 1t wasted clay bricks respectively. This study can be used as a reference for stakeholders to make decisions like tax, subsidy, and incentive policy.

Engineering construction standards are the effectively and reasonably important basis to protect the construction activities effectively and reasonably in China. This paper is focused on the complex adoption process for engineering construction standards in China. In this paper, we analyze the multi task principal-agent relationship between the management department and adoption department, build a multi-task principal-agent model for the engineering construction standards. This paper analyzes the incentive strength in different cases in order to determine the optimal incentive strategy for the standards adoption subjects. The results indicate that if the standardized multi-objective missions are independent from each other, then the effort and compensation are independent. If the standardized multi-objective missions are dependent, the effort and compensation need to reach a certain threshold to let the incentives produce positive effects.

Despite increased prosperity of public project provision in China, their social sustainability level is relatively low. To this end, this paper compiles a list of social sustainability indicators based on a comprehensive literature review. A series of interviews are then organized and experts invited to rate and prioritize these factors. The findings reveal that four participation-related indicators (i.e., F1 encouraging stakeholder participation, F2 well-established stakeholder participatory channels, F3 timely feedback to the participants, and F4 practical mechanisms coping with stakeholder conflicts), together with the safety issues, are the top concerns of the overall interviewees. Effective and efficient stakeholder participation helps to ensure the required public projects are properly planned, designed, built, operated, and demolished to serve the well-being of various parties in a complex society. Its development in the Chinese construction industry is however rudimentary and a comprehensive participatory framework is needed to improve project sustainability.

The public building has always been regarded as the highlight of building energy efficiency, for its high energy consumption and great energy-saving potential. Moreover, it’s the important foundation for management of building energy efficiency to make statistic and audit of building energy consumption. By statistic analysis on energy consumption of 18 public buildings in Shenzhen based on actual measuring, the energy-consuming characteristic of public buildings in Shenzhen was found. The results show that commercial buildings have the highest consumption, and comprehensive and office buildings come as follow. Compared with public building energy consumption in other first-tier cities, it shows that energy consumption come near in the same climate zone and has great differences on the contrary.

With the maturing of the real estate industry, family housing consumption behavior has become one of the most concerned issues of government and developers. Based on previous scholars’ research, this paper constructs a theoretical model of leasehold and purchase, which is based on the factors of comprehensive family characteristics, rent purchase cost, and psychological factors. Among them, the purchase area of the category selection study is a multivariate model; the area category is divided into three levels of 90 m² below, 90–140 and 140 m² or more. The purchase class category selection study uses a binary model, the housing grade is divided into economic and luxury-type residential two categories. In this paper, the residents of the seven main urban districts in Harbin were selected as study subjects, and the relevant research variables were identified through literature research and expert interviews. The data were obtained by questionnaire. Finally, in the choice of housing rent and purchase, the independent variables are positively correlated with the choice of renting purchase of urban family housing; in addition, the variables of different area types show more specific significance. The accuracy of the model prediction is in the range of prediction, and it has good goodness of fit and meets the research requirements.

Quantitative analysis of the factors affecting the construction industry carbon emissions is important to achieve the construction of energy saving. So this article uses energy consumption data of 2014 to calculate the provincial carbon emissions accounting from construction industry. At the same time, based on the factor analysis to extract the main factors affecting the construction industry carbon emission, named scale factor, technical factor, and profit factor. On the basis of factor analysis to build an improved STIAPAT model and using the calculated carbon emissions calculated the degree of influence of each factor on carbon emissions. Finally, the transformation of economic growth, improve the technical level were proposed to promote the construction of energy-saving and emission reduction.

With the development of information technology, the application of building information modeling (BIM) technology has been gradually improved, and construction practitioners have put forward urgent requirements for the inspection of open standard industry foundation classes (IFC) documents. In this paper, a universal rule code checking approach is proposed for green construction. The rules from green construction standard are categorized into different rule types and converted to mvdXML templates and rules. These rules are then tested using an application program by combining this program with a BCFier in Revit. We demonstrate the deployment of such automated checking procedures in case study. Based on these experiences, a detailed discussion about identified issues is provided as the starting point for the future research.

The incremental cost in the construction and use of passive residence is an important determinant of developers’ investment and consumers’ purchasing decisions. In this paper, the costs are divided into annual cycle cost and non-annual cycle cost according to the cost occurrence time, the carbon emission measurement index is added based on the passive residential life cycle cost composition model, then calculate the passive residential incremental cost-benefit present value of the cumulative considering the discount rate, the increase range of index and the occurrence years of non-annual cost. The paper calculates the payback period of incremental cost of the passive residence and analyzes the incremental cost and benefit finally, which can provide reference for developers and consumers to promote the development of passive residential scale.

In recent years, prefabricated building has become the construction industry trends because of energy saving, materials saving, and high quality. Therefore, developing prefabricated building for construction enterprises has become an inevitable choice. However, there is no impeccable theoretical research on how to enhance their core competitiveness in the process of construction industry. And construction enterprises have also encountered many problems in this process. This paper focuses on how enterprises to develop themselves in the construction industry. We analyzes the whole industrial chain process of construction industrialization, and then use case study to analysis the experience of Vanke, BROAD, CSCEC steel in the process of prefabricated building. At last, this paper put forward plan aiming at different enterprises about improving their core competitiveness in the construction industry to achieve the transformation and upgrading.

With the development of China’s socialist market economy, the government paid more attention to the construction of social credit system, at the mean time, the construction of credit system in bidding became the focus of decision-makers. This paper summarizes the common experiences and problems in the China’s construction of credit system in the field of bidding by investigating Tianjin, Shanghai, and Chongqing, where are the typical areas from the angle of bidding inviters. In this paper, literature review method is used to select 14 bid inviters’ credit evaluation indexes, and fuzzy comprehensive evaluation method is used to construct the weights of credit evaluation index and the credit rating. Finally, according to the basic principle of comprehensive application of credit system in bidding, this paper analyzes the main part of bid inviters’ credit information collection and designs the credit information utilization mechanism.

Most of the previous research about population density functions only focuses on economic and social factors, but lack exploration from the environmental perspective. This paper firstly reviews the classic population density functions and Alperovich’s density gradient model. Secondly, it continues with the introduction of spatial autocorrelation analysis method which can help identify the central cities in one region. Thirdly, from the perspective of sustainable development, this paper proposes economic factors, social factors, and environmental factors affect the population density gradient. Regression model is established to reveal these indicators and with the regression results, finally, regional population density model of poly-centers is built up. This model is established to reveal the evolution mechanism of the population distribution from the perspective of sustainable development.

Customer revisit intention is important for restaurant practitioners to gain profits. One of the antecedents of customer revisit intention is the convenience of restaurant location. Due to time constraints and budget, public transportation is the preferred means for customers to reach restaurants. However, few have analyzed the relationship between public transportation and restaurant customer revisit intention. This paper aims to investigate how public transportation impact on restaurants through customer revisit intention by analyzing online reviews. We used regression analysis to identify the relationship between the number of bus stops/routes within short walking distance and revisit intention as well as explore the moderating effect of restaurant type on the relationship. The results indicate that the number of bus stops is a significant positive influencing factor of revisit intention while the number of bus routes is not significantly related to revisit intention. The results of this study have consulting value for restaurant practitioners on sitting problem and aid government officials to make decisions on urban planning.

The large-scale development of passive residence is the inevitable trend of the housing industry. As one of the main way of providing, the implementation power of passive residential exploitation decides the size and the quality of passive residences. The paper makes the government and developers as the game subjects firstly, analyzes the gains and losses of variables which influence the government and developers, and establishes the evolutionary game model between government and developers under the condition of bounded rationality by evolutionary game theory. Then solves the replication dynamic equations and determines the stability of the equilibrium Jacobi matrix, paints the phase diagram of evolutionary game. At last, analyzes their strategy choices affected by gains and losses variables, puts forward the countermeasures and suggestions for the government accordingly, and promotes the scale development of the passive residential construction.

Since China put down one-child policy in 1980s, the elderly and younger families increased rapidly in the empty nest. With the deepening of urbanization, rural labor forcing into the city, the number of rural empty nester increasing, empty Nester should solve the pension problem. This paper focuses on the research of the rural old-age problem according to the field survey and literature analysis, to explore the factors hindering the development of the rural old-age pension from the existing rural areas, the existing mode of family pension, pension institutions to carry out a comparative analysis, construction of rural mutual pension model, and the feasibility of mutual aid pension model theory through the game, to provide reference and guidance for the development of China’s rural elderly pension.

Since the promotion of engineering procurement construction (EPC), EPC in the enhanced project construction and coordination, improve project efficiency and benefits have made the owners identity, but China is still a large part of large projects without the use of EPC mode. This paper aims at decomposition bidding or EPC bidding mode selection problem, a comparative study of the advantages and disadvantages of the two bidding models, and based on the game theory analysis of large projects using EPC mode is more conducive to the owners successfully choosing the best contractor. Then, the paper puts forward the mechanism of contractor’s bidding and two stages bidding in order to realize the scientific bidding of EPC. Finally, the government guidance and industry to promote improve the relevant laws and regulations system; improve financing and insurance service system and a series of ways. The research contributes to the transformation and upgrading of China’s construction industry with international standards.

At present, a standard system of industrialized building has been initially set up. However, there are some problems in the standard system. So it is necessary to study the applicability of the industrialized building standard system in China. It is not only conductive to find out the applicable and inapplicable standards in standard system, but also benefit for the development of industrialized buildings in our country. This paper analyzes the applicability of standard system from the standard system’s implementing benefit, usage, and life cycle. Based on the analysis, this paper evaluates and optimizes the applicability from six dimensions.

With the rapid development of economy, more and more attention has been paid to energy exhaustion and environmental protection. Passive building with the advantages of healthy, comfortable, energy-saving, and environment-friendly has come into being and gradually become the direction of the construction industry development. The definition, current state and standard system of passive building will be introduced in this paper. The life-cycle evaluation system of passive building is established from the following three perspectives: design, construction and after evaluation with the in-depth study and research on the methods and techniques of green building evaluation at home and abroad. One evaluation model of passive building is established by using the fuzzy comprehensive evaluation method and taken into a project example for empirical research. The aim is to provide thoughts for passive building evaluation, which is of great significance for evaluating the performance of passive building correctly as well as for its popularization and application in China.

Based on the panel data of the 30 provinces from 2006 to 2013, the paper constructs the undesirable DEA model by using the input index and the output index, to measure and evaluate the efficiency of the construction industry, including the calculation of the expected output-carbon dioxide emissions. At the same time, through the comparison of different models, we sum up the efficiency of the construction industry under the environmental regulation or neither, and comprehensively evaluate the overall efficiency. The results show that: the overall technical efficiency is relatively low, but in the mass it presents a uptrend. There is a certain relationship between carbon dioxide emissions and the development of the construction industry. Appropriate environmental regulation has some advantages to the technical efficiency of the construction industry, and control the undesirable output to some extent. According to the empirical results, some policy suggestions are put forward to improve the efficiency of the construction industry.

Engineering consulting service (ECS) plays an increasingly crucial role in construction projects since the service results greatly affect the projects. In this context, providing efficient and high-quality service is of great significance to both owner and engineering consulting enterprises. However, due to the complexity of consulting service, ECS quality is difficult to evaluate and only little research has been done on such subject. In order to measure and analyze owner’ perceptions of ECS effectively, this study attempts to develop a multi-level and multi-dimensional evaluation model for measuring ECS quality. This model consists of three primary dimensions (environment quality, interaction quality, and outcome quality) and ten sub-dimensions (brand reputation, valence, etc.) that are measured from the aspect of reliability, responsiveness, and empathy. The model is tested in three engineering consulting firms by applying AHP method, and evaluation results closely conform to the actual consulting performance results. It demonstrates that the model and the method are effective and feasible in the evaluation of ECS quality.

SI-system housing has been heavily promoted by the Chinese government to meet the growing demands for sustainable building sand reduce a series of environmental problems caused by housing demolition or modification. However, as the frequency of communication and coordination among all participants increased, the organization and collaborative mode for traditional housing has been considered unsuitable for multi-agent cooperation in SI-system housing. By conducting an investigation on the present developing status and the major problems that inhibit the multi-agent collaboration of SI-system housing in China, this paper introduced virtual organization mode to promote multi-agent collaboration among the participants and explored new organization frameworks for major stakeholders, including investment and development group, research and design group, construction and assembly group, supplier of material and components, to promote information sharing and resource optimization in SI-system housing implementation. This study provides a valuable reference for the participants to exert their core competence and strengthen cooperation with others to develop SI-system housing in China.

Construction industry is recognized as one of the world’s corruption prone areas. At present, China is carrying out a lasting huge and strong anti-corruption campaign, but the problem of corruption in this industry is still outstanding. In view of the deficiency of the special governance of construction corruption, put forward that fighting construction corruption needs social participation urgently in the current China. It is discussed that the external conditions of social participation in fighting construction corruption have been met and the internal conditions are not fully satisfied, i.e., the initiatives of social participants are insufficient, and the ability of social participants to fight construction corruption is not enough. It is suggested that more incentives should be exerted to increase the initiatives, and more training should be implemented to improve the ability. Among the social participants, some reputable construction companies and their employees should take the lead in action and resist it to create a healthy and orderly construction market.

This paper aims to analyze the internal and external requirements of new-type construction industrialization to the real estate development enterprise, take the response ability of real estate development enterprises as the angle of view, establish a feedback model about the supporting environment include the market level, technological innovation level, cost system level, and industry policy based on the causal theory of system dynamics. This paper studies the internal mechanism of the supporting environment through the loop analysis, and then draws the development dilemma faced by the real estate development enterprises in the process of the construction industrialization, and puts forward the development and innovation tactics that the real estate development enterprises should take in the new environment.

Analyzing the residents’ housing affordability is the premise to make appropriate housing policies, release the housing needs of low-income groups continuously, and promote economic growth. Housing security policy often ignored new university graduates, an urban sandwich generation, who could not afford the housing by their slender incomes. In this paper, university graduates’ housing affordability is evaluated by residual income affordability (RIA). This study finds that university graduates, the dominant force of urban development, have weak housing affordability and should be paid more attention by the society. This paper also finds that housing affordability among young university graduates in Guangzhou is largely dependent on salary growth in the market, while the salary level is largely dependent on the university level.

This article introduces the theory of value engineering in the green building investment decision-making stage. In terms of Green Building Evaluation Standard for green building assessment, it establishes the evaluation index system of green building and brings to the fuzzy comprehensive evaluation method for green building scheme in the function of the need to be taken into account, additional cost and value to do a quantitative analysis. It preliminary establishes the investment decision-making model based on value engineering and fuzzy mathematics that provided a set of simple and feasible green building investment decision method for enterprise.

Globalization brings forward new requirements for talents of real estate professional. This paper analyzes the development characteristics of China’s real estate industry under the trend of globalization and the special requirement to the training of real estate professional. Introducing the development process of the discipline of real estate in China’s university, we found the problems in the talent training of real estate professional. The training target is not prominent, the curriculum structure are not identical, the construction practice lack of education. By making the training target clear, the innovation of teaching system teaching system, creating multi-layer culture mode, building three-dimensional model, and extension education level, we put forward a new training mode of talent in real estate professional.

The safety of the construction enterprises is related to people’s life and property. In order to better improve enterprise’s attention to safety factors, this paper selects a series of indicators like business quality, management method, and standardized operation in construction process to make data collection. Based on the reliability test and validation of SEM model, it clears the key content for preventing in the construction process. This paper introduces the thought of structural equation into this field research, and has established a construction safety relationship model, which includes the two parts of measurement model and structure model. In the measurement model, through the methods like data summary, questionnaire survey, data analysis, it gets a series of identification variables.

Based on the related theory of real estate development and macro-economics, this paper takes Shanghai as an example to calculate the economic effect and social employment effect of the real estate industry. Focused on the theory of leading industry, it is clear whether the real estate industry is the pillar industry of the national economy. And the paper further analyses whether there is a causal relationship between the real estate pillar industry positioning and the development overheating and regulation atrophy, and whether the price fluctuations, excessive financing, and other development issues in the real estate industry development attribute to the positioning of pillar industries. The study provides the basis to further clarify the direction of future real estate development and macro-control.

Dust pollution, one of the most serious problems in construction stage, does great damage to both environmental protection and human health, which exerts an adverse effect on green economy. In order to clarify the damage scope and extent of construction dust as well as make some relevant controls and compensations further, priority should be absolutely given to the quantification of the loss caused by construction dust pollution. On the basis of the economic evaluation on air pollution, the paper conducts an economy-based study on environment effects and health effects of construction dust pollution by bibliometric analysis and field research. Calculation methods for different kinds of pollution damage are identified according to oriented analysis. The emphasis of this study lies in establishing a comprehensive calculation framework of economic loss to provide theoretical principles and guidelines for construction dust controls and compensation policies.

Waste materials generated from building demolition have become a great challenge to sustainable urban development due to its consumption of the limited landfill spaces, water population, energy consumption, and harmful gas emissions. However, little studies investigate demolition waste management (DWM) from the perspective of complex adaptive system (CAS). The aim of this research is to simulate and explore how the change of attitude and the dynamic interaction among heterogeneous stakeholders can influence the system of DWM. A simulation model of demolition waste management was developed by using an agent-based modeling approach in Anylogic. Small world network was introduced and applied in the model. It is found that the interaction between the various agents and the proportion of green managers have a significant effect on demolition waste generation.

According to the current national policy of the green buildings and the actual situation of sharp decline in profits of real estate developers, this paper puts forward different green building strategies based on the analysis of 15 specific development projects of a real estate developer in Shenzhen, obtains the incremental costs respectively. Accordingly, proposes the developer’s green building strategy with the calculating values: most residential projects can be designed according to the national one-star green building. Some of representative projects need to follow the two-star, three-star designs of green building, the incremental cost of project is estimated to be less than 25 yuan/m², which can be accepted for the development.

The development of modern construction industry is lack of motivation, which leads that the developer’s initiative and the consumer’s recognition are not sufficient. In this paper, the system dynamics theory was used to divide the system of modern construction industry into three subsystems: interest subsystem, competition subsystem, and government policy subsystem. Then the dynamic model was constructed, the mechanism of mutual influence was analyzed. To find out the key factors that influence the development of modern construction industry, the feedback loops for modern construction industry system were established on the basis of that. In addition, according to the dynamic system, the causal trees were drawn to show the relationship among various factors. Finally, the concrete measures were discussed to promote the development of modern construction industry.

Reasonable bid division is one of the key factors affecting project’s success. Project owners need quantitative analysis to achieve efficiency and economic unity. This paper presented the combined effects of project bid division, analyzed the bid division decision-making model under several assumptions, and addressed the combination effect on sub-programs. In addition, the method and procedure for the decision methods of bid division was proposed and the mode selection method was demonstrated. The established model for division of bid sections provides new theoretical platform for dividing project bid sections in practice.

In the background of global information, information of construction industry has increasingly become the focus of general concern in the China’s construction and the practice departments. In order to propel the development of information of construction industry, the ministry of housing and urban and rural development issued guidance document that indicates the development direction of information of construction industry, the guidance document can help to develop information of construction industry. The analysis of the relevant policy document will clarify well the direction of the policy document, and determine the industry and the enterprise implementation. Therefore, this paper collects the development outline that related to the information of the construction industry since implementing the information of construction industry in China, and analyzes it by the policy text analysis method. It mainly includes: on the one hand, this paper analyze the value structure of the policy text to identifying the direction of the development of information of construction industry, the purpose is providing reference to the development of information of construction industry; on the other hand, this paper uses longitudinal study to comparing content of four key development outlines that related to information of construction industry. The conclusion of this paper can provide guidance for the theoretical and the practical to further grasp the development trend of information of construction industry.

Application-oriented undergraduate education has played a positive role in China’s economic and social development, the application of high—level talents and the process of popularization of higher education in China. Based on the construction of application-oriented undergraduate of engineering management, and a number of in-depth researches in architectural engineering, real estate enterprises, and related universities, this paper analyses the specific needs of real estate companies on skills, knowledge of their employees, which combined the needs of companies in engineering management. This paper also puts forward the current application of engineering management professional training program optimization measurements: to improve the professional positioning and ability of maintaining the consistency, to focus on curriculum and enterprise talent knowledge needs convergence, to promote college and enterprise cooperation, to introduce enterprise personnel, and to strengthen the educational qualifications of students. The research data in this paper can provide the basic data for the professional positioning, curriculum setting, and quality training of the applied engineering management specialty in colleges and universities. The optimization measures of the personnel training program can provide some reference for the construction of the engineering management specialty.

With the continuous improvement of the socialist market economy, the construction of the credit system in the field of tendering and bidding has become an important part of the construction of the social credit system. As the most important participant, how to build a virtuous credit system of bidders has become an issue that has aroused strong attention. Based on the analysis of current credit problems of bidders in the field of tendering and bidding, this paper offers the principles and ideas of constructing the credit evaluation system and designs the comprehensive application schemes of credit information, and also puts forwards some suggestions on how to build the credit system of bidders. Based on the credit evaluation system, the government can conduct a unified evaluation of the bidder’s credit in order to regulate the market of tendering and bidding.

It is widely recognized that promoting participants’ active participation is effective in minimizing CW (CW). Based on the Norm Activation Model, this paper developed a model to predict the waste management behavior of on-site construction management personnel. Empirical research found that awareness of consequences positively related to ascription of responsibility. In the meanwhile, personal norm is critical in activating the CW minimization behavior. Both ascription of responsibility and anticipated emotion can influence the development and formation of personal norm. Further, personal norm is significantly positive in contributing to behavioral intention. The findings can be valuable when considering developing measures to promote management personnel’s waste minimization behavior.
