Spatial Correlation between Innovation Aggregation and Housing Prices

ABSTRACT

Innovation factors are an important basis for improving the quality of regional economy, but also affect the sustainable development of the real estate market. Using the panel data of 30 provinces in China as a sample, this paper empirically studies the impact of the aggregation of innovation factors on housing prices by using spatial econometric model. The research shows that under the dynamic innovation factor flow weight matrix, housing prices have spatial autocorrelation, and this correlation shows an increasing trend year by year. The spatial aggregation of innovation factors has an obvious positive impact on the rise of housing prices. The dynamic flow of scientific and technological talents is conducive to promoting the spatial spillover and overall rise of housing prices.
