Transforming and Upgrading the Path of the Property Management Industry towards the Modern Service Industry: A Case Study of Shenzhen

ABSTRACT

With the rapid development of economic society, the property management industry is required to become modern service industry with high value-added, high level, and knowledge-based. Due to the property management for a long time is identified as downstream products of real estate with low technical content, low value-added, and low multiplier effect; so, the transformation and upgrading of property service is imperative. This paper takes Shenzhen property management industry as the research object, through the comprehensive analysis of industry development trend and practical situation, interpret the transformation of Shenzhen property management industry by transformation condition, direction and path three aspects. Aims to lead enterprises transform to service integrators and management enterprises, establish a mechanism for cultivating property services talents, and strengthen the industry standardization construction. Finally, some suggestions are given to provide experience, guidance, and theoretical support for the property transformation in the national level.
