Research on the Comprehensive Pricing Model of PPP Public Housing by Hierarchy and Entropy Weight

ABSTRACT

The public rental housing construction which well reflects the level of social welfare is the sound of the country, an important part of the affordable housing system. Generally speaking, the public rental housing to establish a model of pricing including cost leadership, capacity to pay, market orientation, both sides have flaws and virtues, and complement each other. For private capital to participate in PPP mode, its particularity embodied in the need to consider private capital’s profit margin. On this basis, by way of establishing the index system which contains the factors influencing the rent, weights were given based on AHP and entropy weight method; D-S method is used to synthetic data. Eventually, establish a pricing model, which weighs the various factors of as a whole. This study compared with single-factor model more accurately reflects the residential value, to provide scientific and reasonable basis to rent pricing which private enterprises to participate in.
