Transformation of Commercial Harbor to Urban Uses

Abstract
From 2005 to 2009, a Seattle small craft harbor dedicated to the moorage and maintenance of a private commercial fishing fleet was converted to a variety of urban uses. During the transition, the authors served as project engineers for the planning, design and construction of Wards Cove on Lake Union. The $10 million mixed use project consisted of converting existing upland and overwater light industrial port-related facilities into a marina serving megayachts, a luxury floating home community, and an adjacent upland townhouse development. Also included in the project were extensive improvements to a City of Seattle public street to create a "Green Street", restoration of 400 ft (122 m) of shoreline and the renovation of an existing warehouse facility into Class A waterfront offices.
