Evaluation of Residential Satisfaction with Public Rental Housing Based on Entropy: TOPSIS and an Empirical Comparison between Residents of Beijing and Tianjin

ABSTRACT
To track and improve the public rental policies, we established a model of factors affecting public rental housing residential satisfaction based on customer satisfaction theory and relevant research results. We conducted a survey on 374 micro-households in six public rental housing projects in Beijing and Tianjin through one-on-one field research. At the same time, we used the entropy weight-TOPSIS method to compare the satisfaction level of housing, community, perceived value, policy evaluation, and psychosocial factors of households. We found that 7 Jing Yuan Road, the largest public housing project in Beijing, has a certain demonstration effect. Moreover, Tianjin residents were more satisfied with public housing condition and value perception. For those Beijing residents, they were more satisfied with community human environment, community planning, community management, and social psychology. Finally, we proposed suggestions to improve public rental housing policies in response to the analysis of factors affecting public rental housing living satisfaction of public rental housing.
