Failure Analysis of Secondary Water Piping Systems

ABSTRACT
Dual-temperature secondary water piping for perimeter HVAC systems became ubiquitous in mid-20th century urban construction, for both commercial office and residential high-rise buildings. Proper design and water treatment have allowed for decades of service. Many of these systems, however, have reached the end of their designed service lives. Failure analysis case studies involving secondary water piping systems will be presented, detailing a variety of root causes, including under-deposit pitting corrosion and insulation degradation. Discussion will also include non-destructive inspection techniques, the realities and limitations of current water treatment options, and the imminent HVAC system replacement decisions that will become more prevalent in the next decade.
