A Study of Influencing Factors and Spatial Distribution in High-Rise Residential Prices

Publication: ICCREM 2013: Construction and Operation in the Context of Sustainability

Abstract

Based on 596 high-rise residential buildings in Guangzhou, the influencing factors of housing price were measured by spatial autoregressive model. The spatial distribution map was drawn by Kriging, and its disciplines were summarized. We found that: Location, neighborhood and structure features on contribution to unit price were 9.79%, 29.22% and 60.99% respectively in a standard housing of Guangzhou. The urban core area of Guangzhou was surrounded by the contour line of 20000 Yuan/m2, and its shape looked like a sea turtle. The area whose contour line was 15000 Yuan/m2 covered the urban build-up area of Guangzhou, and its shape looked like a piece of Pizza.
