Land Development Impacts of Transit Construction

Abstract

Economic effects relative to transit construction in urban areas take many forms. Joint development may be the most visible, but others such as increased employment, property values and tax receipts are also present. A case study approach is used to identify specific impacts occurring as a result of the construction of METRORAIL in Miami as well as the O'hare extension and other commuter lines in Chicago. These two cases were chosen because they represent two very different situations, i.e., a large urban area with a previously established transit system versus a smaller, less dense community with a new transit system.
