Abstract

To achieve precise delineation of property, the selection and arrangement of words is crucial. In writing metes-and-bounds descriptions of all sorts of shapes, the studied application of meaningful words in proper juxtaposition is necessary to prevent misunderstanding. From the countless numbers of deeds already on record, there are numerous examples of descriptions with omissions, misplaced controls, untenable variables, uncontrolled shapes, no basis of bearings, mixed-up numbers, lack of clarity, indefinite ties, unlocatable beginnings, wrong directions, elastic measurements, and nonconformity of parts, etc. The objective of the paper is to stimulate an awareness of such problems, to encourage considered analysis of the demand of each situation, and to inspire the creation of infallible descriptions. Samples of wrong descriptions are cited with an analysis followed by corrective suggestions.
